Cooling Performance Tune-Up
(SPRING-Recommended Annually)

  Thermostat
  • Check for proper operation
  Indoor Equipment
  • Inspect filter
  • Inspect blower assembly
  • Take amperage reading of blower motor
  • Inspect condensate drain, flush if necessary
  • Check evaporator coil performance
  • Check temperature drop across evaporator
  • Check unit operation according to charging calculator
  Outdoor Unit
  • Inspect condenser coil
  • Inspect all electrical connections in condensing unit
  • Check service valves and service port caps
  • Check compressor voltage
  • Check contactor contacts for voltage drop
  • Read and record suction line temperature
  • Read and record liquid line temperature

Heating Performance Tune-Up
(FALL-Recommended Annually)

   Thermostat
  • Check for proper operation
   Indoor Equipment
  • Check ignition sequence
  • Check heating sequence
  • Check shutdown sequence 
  • Observe main burner operation
  • Verify fan switch/heating fan relay operation
  • Visually inspect heat exchanger
  • Check blower wheel for cleanliness
  • Check blower motor, if applicable oil bearings, check belt, bearings and pulley
  • Check air filter and replace if necessary
  • Check furnace temperature rise
  • If present check humidifier operation
    Outdoor Unit
  • Inspect condenser coil
  • Inspect all electrical connections in condensing unit
  • Check service valves and service port caps
  • Check compressor voltage
  • Check contactor contacts for voltage drop
  • Check operating parameters

Emergency Standby Generator Maintenance
(Recommended Annually)

   Generator
  • Change oil
  • Change oil filter
  • Inspect air filter (replace if necessary)
  • Inspect spark plugs (replace if necessary)
   Transfer Switch
  • Visual inspection
  • Simulate utility power loss 
  • Check for proper transfer switch operation
